Villa Ménétios sits above Agios Stefanos bay on the north-western coast of Mykonos, eight kilometres from the island’s main port by road. The building is a series of flat white volumes stepped down the hillside in a half-underground architectural arrangement, with each level cut into the rock so the roof of one section forms the outdoor terrace of the one above it. The orientation is due west, and every room in the house faces the Aegean and the sunset over the bay. At dusk the property reads as a lit sequence of white planes descending through native scrub and stone-walled terracing toward the water, and is available to book through The Luxury Rental.

The exterior deck spans 500m2 across the interconnected terrace levels. A 20-by-4-metre infinity pool occupies the principal level, its far coping edge aligned with the sky and the view over the bay. A curved banquette of white rendered masonry with deep grey cushions wraps the upper poolside terrace, and a teak-frame pergola draped with bougainvillea provides shade above the outdoor dining table. An outdoor cinema screen and a built-in stone barbecue are positioned on the lowest terrace. Sun loungers in white fabric line both sides of the pool, and the stone retaining walls are planted with trailing succulents and flowering shrubs native to the hillside.

Inside, the main house occupies the central section of the building. A solid oak dining table stands on a raised oak platform, lit by a pair of large iron-filigree pendant lamps hanging on long cables from the white ceiling. Three steps down from the dining platform, the living room has a white sectional sofa set against walls finished in vertical woven reed panelling. Full-height sliding glass panels open the living room onto its own section of the terrace deck. Four en-suite bedrooms in the main house each open west through floor-to-ceiling glazing onto a private patio connected to the broader terrace. The open kitchen is fitted for a private chef with professional equipment and a large prep counter. A wine cellar with timber rack storage is accessed from the kitchen corridor, and a fully equipped gym with its own shower and WC is at the lowest level of the main structure.

An independent guest house at the north end of the property has a double bedroom, a living area with a small fitted kitchen, a sofa bed that converts to a double, and two separate bathrooms, all accessible from a private exterior entrance. The guest house can be divided into two independent sleeping zones for groups who prefer that arrangement, accommodating up to four additional people.

Villa Ménétios is managed by The Luxury Rental: daily housekeeping and a private chef are both included in the rental rate. The property also has dedicated parking for three vehicles on the upper access road. The Agios Stefanos pier runs a boat taxi service to the Mykonos Town waterfront in ten minutes. The island airport is eight kilometres south by road, with direct scheduled flights from Athens and major European cities throughout the summer holiday season.
