Villa Hypérion is built on a terraced hillside at the south-east of Mykonos, on a site that rises above Agrari bay with Elia beach directly below to the south. The building follows traditional Cycladic forms: lime-washed white walls, arched window openings, ceramic chimney caps, and flat roofs edged with low stone parapets. Three separate structures occupy the hillside: the main house across three levels, an independent guest pool house with its own entrance, and a self-contained private suite built into the lower rock face below the main pool terrace, and is available to book through The Luxury Rental.

The main house is organised vertically along the slope. On the ground floor, the living room and dining area open through full-width glazing onto the pool deck and a covered veranda facing the Aegean. The kitchen next to the dining area is fully equipped with professional appliances and has a table that seats twelve. On the upper level, a master bedroom with a king bed has its own en-suite shower room and a private stone balcony facing east toward the island ridge and the morning light. The lower level holds a second sitting room, a second master bedroom with king bed and en-suite bathroom, and a third bedroom with two single beds. All three lower-level rooms open onto individual verandas with sun loungers and direct sea views.

The guest pool house has a separate entrance and operates entirely independently from the main building. The ground floor has a fitted kitchenette with a breakfast table for four, and a third master bedroom with views directly onto both the pool and the bay below. A fourth double bedroom on the upper level has its own en-suite bathroom and a private balcony. Below the pool terrace, the self-contained secret suite has a small sitting room, two single beds, and a shower room, entered through its own exterior stone doorway in the retaining wall. The property sleeps twelve across six bedrooms split between the three structures, with each building having an independent exterior entrance so separate groups can come and go without crossing paths.

The main pool is the central outdoor gathering space of Villa Hypérion. Two wooden swings are suspended from a timber crossbeam above the water, angled out over Agrari bay. The lower pool terrace holds a bar counter, a wood-fired barbecue station, and a dining table for twelve under a slatted shade canopy. A secondary covered lounge area with low cushioned seating sits at the edge of the pool deck. The footpath to Elia beach descends from the lower terrace gate in roughly twelve minutes on foot.

Service is managed through The Luxury Rental: daily housekeeping and a private chef are both included in the rental. The waterfront of Mykonos Town is fifteen minutes by car, and the main port has daily high-speed ferry connections to Piraeus, Santorini, and other Cycladic islands. Flights to Athens take 45 minutes and operate multiple times daily, and the island airport handles direct routes from several European cities throughout the summer months of June to September.
